What you get
The official title, and what it actually says
Titles are written for lawyers: schedules, dealing numbers and abbreviations. We send the registry's document untouched, plus a one-page summary that quotes every entry and says what it means: who owns it and how, whether a mortgage is still registered, and any caveats, easements or covenants.
- Every line checked word for word against the registry's PDF
- Explanations written and reviewed by people, not made up on the fly
- Full Report adds red flags and questions to ask

Common questions
What is a title search?
It's a copy of the current record for a property from the state's land register. It shows the registered owners, how they hold the property, and any mortgages, caveats, easements, covenants and pending dealings.
What will I receive?
The registry's own title PDF, unchanged, by email. In NSW, VIC, SA, TAS, the ACT and the NT you also get a one-page plain-English summary; Queensland titles are the official PDF only for now, and WA titles are always the official PDF only.
How quickly will my title arrive?
Usually within minutes, any day of the week, including nights and weekends. Some ACT and NT searches are handled manually and can take up to 1 business day.
Is this a government website?
No. Title Registry is an independent service. We order the registry's own document through an authorised information broker and email it to you unchanged.
Is a title search the same as a certificate of title or title deeds?
For most purposes, yes. Paper certificates have been abolished in NSW and Queensland and new Victorian titles are electronic, so a title search is the current official record. See title deeds.
Can I find out who owns a property?
Yes. Every title shows the registered owners' names, and titles in Victoria, WA, SA and the NT also print an address for service. No title shows phone numbers or emails (more on finding a property owner).
Do I need to own the property to search it?
No. Australian land titles are public, so you can search any property, including next door or one you're thinking of buying.
How much does a title search cost?
It depends on the state, because registry fees differ: for example A$79 in NSW, A$89 in WA and A$99 in SA, including the registry fee and GST. See pricing.
Is it cheaper to buy from the registry?
Often, yes. Registry fees range from A$8.30 in Victoria (when you know the volume and folio) to A$39.20 in Tasmania. We add the address lookup, a check of the exact title before you pay, the plain-English summary and a person to help.
What if you can't find my title?
You don't pay. We hold the amount on your card and release the hold if the registry can't supply the title.
